On May 11th, the Good Shepard School has it’s annual road race/fundraiser called King of the Mountain. There is both an adult race & a kid race (or “one mile fun run/walk”). The 4 mile race starts at the town commons, goes up East Brow Rd, into Point Park and by the park’s beautiful city view, down West Brow Rd, and finally to the town commons again. Walkers and kids also have their own short run/walk at the commons on the 11th. Call Good Shepard Church if you want to make a last minute entry and for more details at 423-821-1583.

The Lookout Mountain TN Town Hall asks that you have form and your payment to them by May 15th. The decals are required by both Lookout Mountain TN & Lookout Mountain GA town ordinances. The decals help Lookout Mountain police identify residents from non-residents, and therefore help police to protect Lookout Mountain citizens. After all, Lookout Mountain has one of the lowest crime rates in the area (if not THE LOWEST crime rate in the surrounding area).
Signs-ups for the Fairyland Swim team on Lookout Mountain are on April 14th from 4-6 pm at the Pavilion at Fairyland Club. Non-members as well as Fairyland Club Members are welcome to sign up. The Fairyland Club pool opens on May 24th. The coach for the swim team is Caroline Bentley (Nancy Caulkin’s daughter).
The National Park Service is making concrete plans towards improving Cravens House on the side of Lookout Mountain and on improving many other Civil War Sites on Lookout Mountain. Having lived right below Cravens House for years, we watched as the National Park Service got less and less funding and therefor limiting access to Cravens House. Cravens House was open only selectively. The Chattanooga Times Free Press reported on March 30th, 2013 that Cravens house “is now only open for special events” (http://www.timesfreepress.com/news/2013/mar/30/building-may-be-removed-from-cravens/). What a shame that a Civil War landmark is now only open for special events!
The National Park Service together with park service planners from Colorado, are drawing up new plans to revive Cravens House. The plan goes as far as burying power lines to restore the Cravens House view, planting an orchard (like what was originally beside Cravens House), and getting rid of unused ranger cabins. The park service would like to see the battlefields look like they did during the Civil War. As far as Cravens house specifically is concerned, there are talks of opening the house full time again and of making it a visitor’s center.
The National Park Service owns most of the land from the base of Lookout Mountain to the top pf Lookout Mountain. The use of that land is also in the park services plan. One potential change is to have the John Smartt Trail off Oches Highway be open for mountain bike riders.
As a Lookout Mountain native, I am glad that the park service is putting money into the national parks on Lookout Mountain. Part of what makes Lookout Mountain a great place to live is the natural beauty, the park land, and the natural preservation that has occurred on Lookout Mountain. Coming home to Lookout Mountain after work is like driving up to your mountain retreat, but with only a 15 minute drive to the city instead of a long drive out to the country.
Improving Lookout Mountain national parks could improve Lookout Mountain home values. It will bring more attention to the Lookout Mountain and that never hurts. Part of what makes the Chattanooga area so attractive is how the city has kept up the buildings, invested in sculptures & parks around the city, and how private investments through foundations have improved many downtown Chattanooga neighborhoods. Those efforts have worked. Chattanooga has gained national recognitions that Lookout Mountain can piggy-back-ride on.
At the moment that are noticeably less homes for sale on Lookout Mountain than there were one year ago, even according to a friend who has been looking at Lookout Mountain homes for sale for the past 2 years. There is less to choose from right now. Beautifying & improving Lookout Mountain will bring more people to the mountain. Lookout Mountain has been smart to work towards connecting to the Riverwalk that is working it’s way from Riverside Dr by the TN Aquarium down Broad Street to the base of the mountain. We’ll see what time will tell as the park service, the Lookout Mountain Conservancy, and the City of Chattanooga continue to improve the Lookout Mountain and the areas leading up to Lookout Mountain.
Eric Wood, the former chef from Northshore Grill on Frazier Ave, is working towards opening a new bistro and bar in the Lookout Mountain, TN stores called Talus New American Cuisine. Originally Wood planned to open the restaurant by Valentine’s Day, but it does not appear to be open yet. They are also in the process of obtaining a beer license. It will be fun to have another bistro on Lookout Mountain, but Lookout Mountain residence need to keep supporting both Talus and The Mountain Cafe in order to keep our restaurants open.
1st 2 Months of 2013 Lookout Mtn Home Sales Statistics

Average Days on the Market was down by 47% from 2012 to 208 days.
Total $ amount sold down by 1.4%
Median Home Sale Price down by 24%
Average Sold Price down by 1.4%
Whennearly the same amount of homes sold for nearly the same $ amount of volume, it seems crazy that the median home sales price looks so different between 2012 & 2013. 6 of the 2013 sales were under $400,000 where only 3 were under $400,000 in 2012. That may be the big difference between the 2 years in median home sale prices. 7 of the 2012 sales were between $400,000 and $960,000, while none of those sales were million dollar homes. 2 million dollar homes sold in 2013 in the 1st 2 months of the year. 2 of the 2013 sales were between $423,000 & $638,600. In 2012 there was a greater variety of home sales prices in the first 2 months that made the median home sales price look so different.

Across the country and across the surrounding Chattanooga area, luxury home sales were up in 2012. The NAR Chief Economist defines luxury homes as homes priced over $500,000. Lookout Mountain had the largest luxury home sales gains of any other area in the Chattanooga MLS in 2012 with a 52% sales gain. Nationally the luxury home market had a 40% gain in 2012, which Lookout Mountain has also topped. That is great news for luxury home owners on Lookout Mountain. You can now have more confidence selling your luxury home than in the past 3 years. Luxury home prices are still low compared to 2007, but the inventory of luxury homes and the demand for luxury homes is up in 2013. Home prices will keep rising in 2013, as they did every month of 2012 in the Chattanooga area. It is a much better time to sell a luxury home, so, if you were waiting to sell, now may be the time.
Herman Walldorf & Co., Inc. has a long standing reputation as a luxury home company. The Walldorf Trio sold over $7,000,000 of real estate in 2012. We sold luxury homes even in the heart of the recession. We’d be happy to help you sell your luxury home. Call Nathan Walldorf or Charlie Walldorf at 423-756-2400. We look forward to hearing from you soon.
